A newly completed 4 x 2 bedroom unit building in Brisbane has achieved a $5m sale before tenants move in. Although tenants have been found for the building. This represents an 8% gross yield.
Price Expected to Increase as Market Matures
As investors get used to SDA and the low vacancy for Real SDA and low turnover of tenants in fit for purpose properties, given that there is no arrears with income paid by government, we would expect the yield percentage to determine prices will decrease. We have seen 6.5% in Adelaide and would expect that yields will drop to 5 -6% in future.
